When is the best time to sell in 2022?

The best time to list your home in 2022 is NOW.  This is not always the case but with the FED indicating that they are planning to raise interest rates 3 to 4 times in 2022 buyers will be anxious to lock in their mortgage rates as soon as possible in 2022. History shows that homes listed in Q1 will see the maximum number of bidding wars and price escalations. Inventory is expected to increase dramatically in March and April, shifting to a much more balanced market by May. Last year on Snoqualmie Ridge Sellers who did not list early and decided to wait until May / June wound up selling for approximately $60,000 LESS than if they had listed in February / March.

While there will always be variables such as quality of upgrades, location, and market conditions such as lack of inventory we are facing a unique situation in 2022:

1) Interest rates are predicted to increase to 3.7%, possibly as early as June.
2) Conforming loans also received a huge increase from the 2021 cap of $776,250 up to $891,250. That’s an increase of $115,000 and adds much more buying power early before the interest rate increases take effect.
3) We are also faced with historically low inventory. In fact, inventory has dropped 90% in the past 10 years, and we currently only have a little over 4,000 homes for sale in all of Western Washington with a population of 5.5 million people. Additionally, we are projected to add upwards of 200,000 more people per year for the next 10 years.

 

All of this creates a perfect storm for listing early in 2022.

  • Frustrated buyers and pent-up demand will result in very strong sellers’ market as inventory begins to hit the market in early 2022.   Projections are for home prices to increase another 18 to 20% for 2022.  That is an average for the year. Historically the highest sale prices are seen in early spring (those who list in February / March and close in April / May.)   Sellers who wait much beyond this timeframe will be competing with much more inventory and dealing with a more balanced market.
  • Increased buying power of $115,000 for conforming loan limits.
  • Buyers are feeling pressure to buy NOW while rates remain closer to 3%.

 

Projections are homes listed by March and closing in April will see the maximum number of bidding wars and escalating prices.

Snoqualmie Ridge home prices were up 35.0% compared to last year, selling for an average price of $1.17M. On average, homes on Snoqualmie Ridge sold after 6 days on the market compared to 18 days in the previous year. There were 219 homes sold in 2021, very in line with 216 homes sold in the previous year.

Most homes receive multiple offers, often with waived contingencies.
The average home sold for about 9% above list price and was pending in approximately 6 days.
