1. When is the best time to LIST / SELL in 2020?

The best time to sell in 2020 is NOW. Inventory is expected to increase dramatically in March and April, shifting to a buyer’s market by May. Predictions are for the highest number of new listing to hit the market in 5 years by May. Last year on Snoqualmie Ridge Sellers who did not list early and decided to wait until May / June wound up selling for approximately $60,000 LESS than if they had listing in February / March.

 

2. How much did the average Snoqualmie Ridge home value increase in 2019?

2019 Annual appreciation mid-year was 7%. Year finished at 5.5%

 

3. What is the price per square foot difference between new construction & resale homes?

New construction will generally require you to pay a 10% premium over resale homes. I always encourage buyers to consider using that premium to update a resale home with the latest and greatest finishes. This is especially important for buyers who prefer an older more established neighborhood on The Ridge but desire the finishes of a new construction home.

 

4. What is the price per square foot difference between Quadrant, Murray Franklyn, CamWest, Pulte, Buchan and Connor  built homes?

2019 average price / square foot by builder:

  • Quadrant $284/sq

  • Murray Franklyn $289/sq

  • CamWest $293/sq

  • Pulte $325/sq

  • Buchan $332/sq

  • Connor $316/sq

We had limited inventory last year which made it difficult to get a true picture of price by builder. Prices will vary, even by builder depending upon quality of finishes, location, lot size, view etc. Please call me for specific data by builder.

 

5.What is the projected outlook for home prices and sales for 2020?  Will it be a Seller’s or a Buyer’s market?

We expect the market to remain a Seller’s market in January and February. March and April will move into a balanced market. In May we expect a rapid shift to a buyer’s market for the remainder of the year.
